Handover deliverable

The Sage Co. Record

The Sage Co. Record is what you receive at handover: the complete, dated history of how your house was designed, built, tested, and verified. It is delivered in formats you can open and read without any software from us — no portal login required, no subscription, no file type that expires with a vendor.

Last reviewed August 29, 2026.

What is inside

Seven categories, assembled continuously during the build rather than compiled at the end.

  • Every plan revision

Not just the final set. Each revision in sequence, dated, so you can see what changed and when the decision was made.

  • Every specification

The written requirement for each assembly and material, with its acceptance criterion and the domain it serves.

  • Every test result

Passes and failures both. A failed test stays in the record next to the corrective work and the retest that followed it.

  • Every verification signature

Who signed, in what role, on what date, against which specification — including the independent verifier's signature where the client elected third-party verification, or the signed release where they declined it.

  • Photo sets

Field capture organized by location and stage, including pre-cover photography of what the finishes now hide.

  • Warranty documents

Manufacturer warranties, workmanship terms, registration details, and the contacts that go with them.

  • Catalog versions

The exact Approved Materials Catalog versions the house was built against. Catalog entries are versioned and never overwritten, so this stays true years later.

Readable without any software

The record is issued as printable documents and plain image files, indexed by a written table of contents. If Sage Co. is not here in twenty years, the record still opens. A future contractor, inspector, appraiser, or buyer can read it cold.

The same content is also available in your project portal for as long as you have an account, but the portal is a convenience. The deliverable is the record itself.

Nothing in The Sage Co. Record describes anyone's health. We record what the building is required to do and what it was measured doing — building requirements, not diagnoses.
