Every step, in order, before you commit to any of it.
Building a home is long. Knowing the order of it is the difference between waiting and being lost. Here is the whole path for a new build — what happens, and what we need from you at each step. We never put a date or a countdown on it.
A renovation and a consulting review follow shorter versions of this same path. Once you start, your portal shows only the steps your service actually travels.
Step 2
Alignment call
We talk through what you want the home to do and whether we are the right firm for it.
What we need from you: A time that suits you, and about an hour on the call.
Step 3
Your questionnaire
A short set of questions about what the building needs — never anything about you.
What we need from you: Your answers, in your own words.
Step 4
Your land and inspiration
We look at the land and at the homes you are drawn to, so the work starts from what you actually want.
What we need from you: Inspiration images, and a short write-up of your motivations and must-haves.
Step 5
Site review
We walk the land — soil, drainage, sun, sound and what the site will let the house do.
What we need from you: Access to the property, and an hour or two with you if you can be there.
Step 6
Your estimate
We price the scope from the approved materials catalog and send it to you in dollars.
What we need from you: Your accept or decline, within the estimate's validity window.
Step 7
Agreement and deposit
The Pre-Construction Agreement is signed and the deposit clears.
What we need from you: Your signature, and the deposit paid from your bank.
Step 8
Pre-construction
Design, engineering, permitting and selections run until the home is ready to build.
What we need from you: Your selections by their dates, and decisions when we ask for them.
Step 9
Build
The home is built in seven phases, each with a defined scope. Moisture readings are taken and recorded before any assembly is covered. Each phase is documented in the Sage Co. Record and signed off before the next begins.
What we need from you: Your decisions when we ask for them, and your walkthrough at each phase sign-off.
Step 10
Final acceptance and home orientation
We walk the finished home with you, record what you accept, and show you how it runs.
What we need from you: Your time on the walkthrough, and your initials on each accepted item.
Step 11
Care
Warranty coverage begins and we stay responsible for the home you moved into.
What we need from you: Tell us when something needs attention.
