Moisture & Mold

Moisture & Mold covers bulk water, water vapor, and the microbial growth that follows when materials stay wet. It is a first-order concern in Central Texas because outdoor dew points are high for much of the year, cooling systems create cold surfaces indoors, and rain arrives in short heavy events that test flashing and drainage rather than gradually. Mold is a moisture problem: control liquid water and keep susceptible surfaces above condensing conditions and you remove the condition growth depends on.

Where the water comes from

  • Established

    Bulk water — roof, flashing, window, and grade failures — is the largest and fastest source, and drainage plus a drained, back-ventilated cladding strategy is the primary defense.

  • Established

    Air-transported moisture typically exceeds vapor diffusion in leaky assemblies, which puts the air barrier at the center of mold prevention.

    Oversized or short-cycling cooling equipment can leave indoor humidity high even while the thermostat is satisfied.

Construction moisture

Established

Materials wetted during construction are documented, dried, and verified with a moisture meter before cover, and the reading is kept in the record. Failures are preserved rather than overwritten.

Remediation and testing

    Where existing growth is present, source correction and removal are the accepted approach; sampling is used to answer a specific question, not as a substitute for finding the water.

    Airborne spore counts are difficult to interpret against any universal threshold, and we do not present them as one.
