Moisture & Mold
Moisture & Mold covers bulk water, water vapor, and the microbial growth that follows when materials stay wet. It is a first-order concern in Central Texas because outdoor dew points are high for much of the year, cooling systems create cold surfaces indoors, and rain arrives in short heavy events that test flashing and drainage rather than gradually. Mold is a moisture problem: control liquid water and keep susceptible surfaces above condensing conditions and you remove the condition growth depends on.
